Rising home prices, curb appeal, and energy efficiency contributed to gains in the projected return on investment for homeowners who are remodeling with an eye toward resale, according to Remodeling magazine’s 2016 Cost vs. Value report.
Four of the top five home improvement projects that generate the biggest bang for the buck focus on the exterior of the home, which isn’t surprising considering curb appeal is a key factor in attracting potential buyers.

Mid-range and upscale garage door upgrades and steel entry door replacement projects rank in the top five projects with a return on investment of over 90%, on average nationwide.
The Cost vs. Value report is based on an annual survey by Remodeling magazine that asks realtors in 100 metro markets around the country to estimate what specific home remodeling projects would provide a high return on investment at resale.
As a general rule, the simpler and lower-cost the project, the bigger its cost-value ratio.
The top 5 projects in the study all cost less than $5,000.
